In the first half of August, Dongfang County signed 7 contracts online, ranking second on the Hangzhou second-hand housing transaction list (data source: Buy a House at Hand). So far this year, 71 contracts have been signed online, of which 21 were sold in July alone, setting a new record for the highest monthly transaction volume for Dongfang County since 2017.
It is no wonder that many real estate agents say that the most popular place on the south bank of the Yangtze River is the Asian Games Village, and the second most popular is Oriental County.

Dongfang County is located at the intersection of Binhe Road and Chunxiao Road. It is divided into two areas, east and west. It is a school district house for Jiangnan Experimental School, a popular school in Binjiang District.

You should know that the transaction price of Dongfang County at its peak was more than 70,000 yuan/㎡, and the current transaction price of Dongfang County is about the same as 7 years ago.
Another important reason is that this year the settlement period at Jiangnan Experimental School is about 4 years and 7 months. Compared with last year's 6 years, the settlement period requirement has been shortened a lot. This also allows parents with young children to plan with peace of mind.

Under the influence of these two factors, many of the houses sold recently in Dongfang County were sold out in seconds.
For example, on July 17, a house of about 89 square meters, located on the 33rd floor, was sold after being listed for seven days. The total contract price was 4.09 million yuan, and the unit price was about 45,600 yuan per square meter.
Another unit is located on the 2nd floor of a multi-storey building. The transaction cycle was only 2 days. The area is about 88 square meters, the total transaction price is about 4.02 million yuan, and the unit price is 45,500 yuan/square meter.

The prices of Dongfang County began to show obvious adjustments in May.
According to Xiao Chen's observation, this is mainly directly related to the "5.9" new policy. After the new policy, more customers are eligible to buy, and more landlords want to quickly replace or cash out.

As the overall second-hand housing market cools, it is difficult for most real estate projects to avoid lower transaction prices. There are many school district houses with lower prices in the sector, so why is Dongfang County the only one that performs so well?
The second-hand houses in the area, Xiaofengyinyue, have a unit price of more than 80,000 yuan/㎡, and the total price is not less than 10 million yuan, which is beyond the reach of ordinary families. The lower-priced Xiangyun Yayuan and Yingchun communities are resettlement houses. The Love of the City is basically a large area starting from 110 square meters, and the total listing price is more than 4.5 million yuan. Ruili Central Flower City has small apartments of more than 40 square meters and more than 50 square meters, which are a bit cramped for a family.
