According to reports, starting from July 7, the People's Court of Xicheng District, Beijing, issued an announcement on the JD.com asset trading platform, and will conduct a public sale on the JD.com judicial auction network platform of the People's Court of Xicheng District, Beijing from 10:00 on August 2, 2024. The factory building to be sold is located on Yunfei Road, High-tech Zone, Hefei City, Anhui Province. It has a total of 6 floors and a total construction area of ​​9,550.64 square meters. The building structure is reinforced concrete and the planned use is industrial.

Liu Qingan said: The current owner of this huge factory owes him more than 30 million yuan, and he hopes to obtain the ownership of the factory through bidding. According to the sale announcement, after the sale begins, if someone bids 1 yuan and no one bids within 24 hours, the 1 yuan bid will be the final sale price; if someone bids at the end of 24 hours, the price will be automatically delayed by 5 minutes.
Reports show that the sale started at 1 yuan and went through more than two days of bidding. When the bidding ended on August 5, 2024, there were 140 bidders in this judicial sale, and the number of delays was as high as 31,674 times.
At present, the factory building is actually occupied and used by Anhui Rijing Control Technology Co., Ltd. Anhui Rijing Control Technology Co., Ltd. reported to the court on February 22, 2024: it has signed a lease contract with the property owner, with the lease term from March 5, 2019 to March 5, 2027. The contract stipulates a three-month rent-free period for renovation. Because the factory building has no waterproof layer on the roof and leaks and the fire protection does not meet the requirements of the new regulations, the two parties negotiated to extend the rent-free period for another month and exempted from paying rent. The rent has been paid until April 4, 2024.
It is important to note that after a property auction is concluded, the court is not responsible for the delivery of the property. The transfer and possession of the property shall be handled by the buyer and the actual occupant of the house through negotiation or separate litigation.

The starting price of the first auction was 91.4 million yuan, and the starting price was lowered to 73.12 million yuan in the second auction. He said that he had bid several times since August 2, until the afternoon of August 4, when he suddenly received a call from an unknown number. The caller told him, "Don't raise the price anymore. Just give me the house and I'll pay you." Mr. Wang was very surprised: Who is this person? Why would he stop him from bidding? "Bidding is my private matter. Who leaked the news of my participation in the auction? Who leaked my phone number to the other party?" Mr. Wang felt terrified. "I don't know who the other party is. I'm worried that he will retaliate, so I gave up raising the price."
Mr. Wang took screenshots of the call record between him and the mysterious person and sent them to the Da Wan News reporter. The Da Wan News reporter found that the number was from Tianjin and the call with Mr. Wang lasted for 2 minutes and 24 seconds at 17:50 on August 4.
After the media dialed the number, the number could not be connected. The phone voice prompt said: "The number you dialed cannot be connected. Please call the merchant again through Douyin. You need to enter the mobile phone number you are currently using when calling."
According to a previous report by Xiaoxiang Morning News, Wang Yuchen, a lawyer at Beijing Jinsu Law Firm, said in an interview that if the factory building has the following four conditions, the bidder may not be able to obtain the factory building:
1. Unclear ownership: If there are other owners of the factory building, or the ownership is unclear. If other owners have objections to the auction, the auction result may be cancelled;
2. Creditors have objections to the auction results: The relevant funds obtained from the factory auction need to be repaid to the relevant creditors. If the creditors believe that the auction results are seriously inconsistent with the appraisal report or the auction reserve price, they can object to the auction results. Then, the relevant auction results may be cancelled;
