According to data from the Municipal Real Estate Agency Association, in June this year, 3,656 first-hand residential properties were sold online in Shenzhen, up 46.1% from the previous month and 9.6% from the previous year, a record high since May 2023; 4,172 second-hand residential properties were sold online, up 5.3% from the previous month and 73.3% from the previous year.


In the second half of the year, 54 residential projects will be launched in Shenzhen, including high-quality real estate projects such as Yueyunjing, Shangcheng Xuefu, and Runlongyuan, which can meet the rigid and diversified improved housing needs of residents.

In the first half of this year, Shenzhen's real estate market showed a steady recovery. Especially since May, Shenzhen has adjusted and optimized purchase restrictions, lowered the minimum down payment ratio and interest rate floor for personal housing loans, and coupled with the continued promotion of hot real estate projects such as Shenwan Jiuxu in Nanshan District, the city's new and second-hand housing market transactions have continued to pick up.


According to the statistics,In June, Shenzhen's first-hand residential online sales reached 3,656 units, up 46.1% from the previous month and 9.6% from the previous year.It hit a new high since May 2023.Among them, Longgang, Longhua, Baoan and Guangming districts accounted for 72.0% of the city's sales. The number of first-hand residential subscriptions in June was 4,967, up 52.5% from the previous month and 64.5% from the previous year.


In addition to the record high in new home transactions, the activity of second-hand home transactions also continued to increase. In June, 4,172 second-hand residential properties were sold online, an increase of 5.3% month-on-month and 73.3% year-on-year. After the transaction volume exceeded 4,000 units in April this year, it hit a new high since 2023. Among them, Longgang, Futian, Nanshan, Luohu and other four districts accounted for 73.3% of the city. From January to June, 21,395 second-hand residential properties were sold online, an increase of 31.8% year-on-year, and the increase was 16 percentage points higher than the first quarter.

The relevant person in charge of the Municipal Real Estate Agency Association said that from the analysis of the buyers in the first half of this year, Shenzhen residents accounted for more than 70% of the buyers, and the proportion has further expanded. From the sales situation, high-end properties and properties with high cost performance in the central areas of Futian, Nanshan, Qianhai and Baoan have relatively better sales, reflecting the residents' pursuit of improved living quality.


According to statistics, 54 residential projects will be put on the market for sale in the second half of the year, including high-quality projects such as Shenzhen Bay Jiuxu Phase II, Shangcheng Academy, Yueyunjing, Runlongyuan, and Qingyanli, which can meet the rigid and diversified improved housing needs of residents.
