Taicun Garden (Phase III) where Chen Dingfang lives is a microcosm of the work of Gaoxin Park (Zouqu Town) to promote fixed-sale commercial housing. In recent years, Gaoxin Park (Zouqu Town) has been concerned about the people's well-being and has made every effort to promote the "ice-breaking" of the market-oriented mechanism reform of fixed-sale commercial housing certificates and property services. Since May 2023, 3,663 fixed-sale commercial housing units have been delivered in succession, allowing more than 1,900 households in Zouqu to get the keys to their new homes. At present, 409 property certificates have been processed in a centralized manner.

"The community is equipped with 16 security guards who patrol every two hours. We also conduct fixed-point inspections for problems such as the dumping of construction waste in the community." Zhang Jie, project manager of Zou Xindongyuan Property Service Office, told reporters that since the community was handed over last year, the property has been managed in accordance with the requirements of commercial housing communities, and the community environment is as clean as new.
Relevant person in charge of Zouqu Town told reporters that, referring to the average property service fee standard of commercial housing communities in Zouqu Town, the registered property fee price of Buyi Garden and Taicun Garden was determined to be 1.2 yuan/square meter/month, and the registered property fee price of Zouxindongyuan was determined to be 1.5 yuan/square meter/month. Taking into account the actual affordability of the relocated households, after full research, it was decided that the three communities will now uniformly charge property service fees at a standard of 0.5 yuan/square meter/month, and at the same time strictly adhere to the principle of "reducing fees without reducing standards" and provide property services to owners in accordance with the registered price standard.

It is difficult to "break the ice" in obtaining certificates for resettlement housing
“I always felt uneasy when I didn’t have a certificate for the house. Now that we finally have the property certificate, the whole family can finally put their minds at ease!” Recently, Zou Jiangang, a resident of Zou District who lives in Buyi Garden, smiled and turned the real estate certificate over and over again after getting it.
The handling of resettlement housing title certificates has always been the most concerned, most immediate and most practical interest issue for the masses. Last year, all 28 resettlement housing title certificate handling projects in Zhonglou District completed the real estate (big certificate) transfer registration work, and the Buyi Garden community project was one of them. Since the end of last year, 187 households in Buyi Garden have successively obtained real estate title certificates (small certificates) for 409 fixed-sale commercial houses.
It is understood that owners of commercial housing communities that have just been delivered, such as Taicun Garden (Phase III) and Zouxindongyuan, can now apply for real estate ownership certificates with relevant certificates.
