Recently, the control detailed plan of Zhenlong Station Complex (AG0645 planning management unit) in Huangpu District, Guangzhou was made public on the website of Guangzhou Planning and Natural Resources Bureau.
The project site is located at the junction of Huangpu District and Zengcheng District. The scope of the control plan adjustment is all located in Huangpu District, west to the Guangzhou-Shenzhen-Dongguan Intercity Zhenlong Station, east to Zengcheng District, north to Zhenlong Depot, and south to Guangshen Highway, covering an area of ​​14.17 hectares.
The planning optimizes the land area of ​​14.17 hectares, of which 7.45 hectares are for transportation hubs compatible with second-class residential and primary and secondary school land, 1.99 hectares are for urban rail transit compatible with commercial service facilities, 2.26 hectares are for transportation hubs (including transportation hubs compatible with urban rail transit land and transportation station land), 1.86 hectares are for agriculture and forestry, and 0.61 hectares are for road traffic.
After the optimization of this plan, the total gross floor area is 207,500 square meters, of which the total commercial and business construction is 19,800 square meters, the total residential construction is 156,000 square meters, the total public facilities construction is 17,200 square meters, the total transportation facilities construction is 14,500 square meters (another 73,700 square meters are not included in the gross floor area), and the average net floor area ratio is 1.69.
This planning optimization involves the adjustment of 2 roads, 1 secondary road and 1 branch road. Among them, the secondary road adjustment: Pinhui Road will be moved 30 meters west to ease the regional traffic pressure, and widened from 30 meters (6 lanes in both directions) to 36 meters (8 lanes in both directions). Branch road adjustment: A new north-south branch road will be added on the ground floor, with a road width of 15 meters.
At the same time, the planned new public service facilities and municipal utility facilities will have a construction area of ​​17,200 square meters, including one primary school with 12 classes, one kindergarten with 9 classes, one bus terminal, and three 5G base stations.
This planning optimization involves adjusting the total area of ​​ecological land (public green space, protective green space, agricultural and forestry land, excluding water areas) by 5.43 hectares. Public green space and protective green space remain unchanged, while agricultural and forestry land increases by 0.49 hectares.
