The commercial housing "old for new" business undertaken by Wuxi Liangxi Urban Development Group has launched version 3.0, which adds the purchase of second-hand commercial housing in Suzhou and Changzhou. In other words, citizens can use second-hand houses in Suzhou and Changzhou to exchange for new houses in Wuxi. This is the first case of "old for new" housing in different places in the country. This also means that Wuxi has become the first city in China to actively break regional restrictions and implement the "old for new" commercial housing across cities.

It is reported that the housing "old for new" refers to the government-designated institutions or real estate companies encouraging and helping residents who already have houses to sell old houses and exchange for new ones through acquisition, replacement, subsidies, etc. The announcement shows that Liangxi Chengfa Group has designated entities to purchase the existing second-hand commercial housing in Wuxi (excluding housing reform houses, private houses, and office properties), expanding the following scope:
(1) Increase the acquisition of high-quality apartments and shops throughout Wuxi.
(2) Increase the purchase of second-hand commercial housing in Suzhou, Changzhou and other cities.
(3) Increase the number of replacements.
(4) Add changes in the new and old property owners of direct relatives.
(5) Increase the participation of new real estate projects.
Residents in Wuxi, Suzhou, Changzhou and other cities who own properties within the scope of the above clauses (residents have normal personal credit, no bad loan records and have the right to dispose of the old house) can participate in the old-for-new exchange and purchase commercial housing in the controlled real estate projects under the Wuxi Liangxi Urban Development Group.
It supports one-for-one, one-for-many, and many-for-one, that is, one second-hand property is exchanged for one new house or multiple new houses, and multiple second-hand properties are exchanged for one new house. The total price of existing second-hand properties must not exceed 60% of the total price of new houses.
If the change involves the new or old property owners of direct relatives, it must be authorized by the owner of the second-hand property, reached an agreement with the buyer of the new house, and accompanied by relevant direct relative certificates, including but not limited to identity card, household registration booklet, marriage certificate, proof of kinship, etc. The change of the new or old property owners of direct relatives can only be approved after the materials are verified.
For customers who want to replace their property in Wuxi, they need to bring their original ID card and the original property certificate of the second-hand property to register at the marketing center of the property they intend to replace, fill out the "Existing Commercial Housing Replacement Application Form", and pay a 10,000 yuan intention fee. Customers who want to replace their property in Suzhou, Changzhou and other cities, as well as customers who need to replace properties that are about to be listed, can do so through the "Liangcheng Meijing" online pre-registration channel.
