on september 29, the general office of the guangzhou municipal people's government issued the "notice on adjusting measures for the stable and healthy development of the real estate market in our city" (guifu banhan [2024] no. xx, hereinafter referred to as the "notice"), which is hereby interpreted as follows :

1. adjustment of housing purchase restriction policy

previously, our city’s “notice of the general office of the guangzhou municipal people’s government on optimizing policies for the stable and healthy development of the real estate market in our city” (suifu banhan [2023] no. 49), “notice of the general office of the guangzhou municipal people’s government on further optimizing the real estate market of our city” notice on policies and measures for stable and healthy development" (suifu banhan [2024] no. 6), "notice of the general office of the guangzhou municipal people's government on further promoting the stable and healthy development of the city's real estate market" (suifubanhan [2024] no. 38 ) stipulates that yuexiu, haizhu, liwan, tianhe, baiyun (excluding jianggao town, taihe town, renhe town, zhongluotan town), nansha and other districts are housing purchase restriction areas, and the purchase of a building area of ​​120 square meters in the purchase restriction area there are no purchase restrictions on houses above (excluding 120 square meters). families and single persons who are not registered residents of this city and can provide proof of continuous personal income tax payment or social insurance payment in the city in the 6 months before the date of purchase will be restricted in purchase restrictions respectively. 2- and 1-unit dwellings (construction area 120 square meters and below).

after this adjustment to the purchase restriction policy, households with household registration, non-household registration, and single persons purchasing housing within the city will no longer be subject to review of home purchase qualifications, and there will no longer be restrictions on the number of housing units purchased.

2. execution time

the policy adjustment will be effective from 0:00 on september 30, 2024. if the original policy is inconsistent with the "notice", the "notice" shall prevail.
