some time ago, the "shandong province work plan for promoting equipment renewal in the field of construction and municipal infrastructure" was issued, which clearly stated that shandong would install 1,500 existing residential elevators this year and update (renovate, overhaul) more than 2,000 old residential elevators. at the same time, various demands from residents and backward property management models in old communities have become obstacles to installing more elevators.
however, the industry has actively explored this issue. for example, shandong quanshunda prefabricated smart elevator technology co., ltd. (hereinafter referred to as "quanshunda"), a company with "internet of things genes", not only constructed the "first elevator installed in jinan", but also transformed the elevator into an internet of things terminal through the dual innovation of technology and model, greatly improving the installation efficiency and providing more possibilities for a new management model in the future.
the leap from communication equipment to building installation
back in december 2017, duan liancun was almost always at the construction site of building 4, no. 201, yingxiongshan road, jinan city - "jinan's first elevator installation", closely following the progress of the project.
"the construction site is located in an existing residential compound, and the construction needs to take into account the daily lives of residents. the site is very complicated, which has delayed the progress." he told the economic herald reporter. according to his recollection, the "jinan first elevator" project lasted a full month from entry to acceptance, but it was considered efficient at the time.
that year, jinan issued relevant policies and took the lead in the province to launch a pilot project to add elevators to old buildings. duan liancun happened to be participating in the research project of shandong jianzhu university on "adding elevators to existing buildings". "by installing elevators, we can help many elderly people go up and down the stairs. at the same time, this is a rare business opportunity." based on this consideration, he established quanshunda.
interestingly, duan liancun himself did not come from the construction industry: before returning to shandong to start his own business, he was the general manager of handling technical issues for huawei's wcdma3g wireless part in the nationwide unicom network deployment. in the early days of returning to shandong to start his own business, the company's main business was also the installation and operation and maintenance of communication equipment.
however, he did not know at that time that the communication equipment that the company was responsible for installing and maintaining would become the prototype of internet of things devices, and the related technology would become the source of inspiration for the "smart elevator".
at that time, elevator installation was still a new industry with many practitioners, including elevator manufacturers and patchwork teams. however, quanshunda's "starting point" was very high: relying on the scientific research project of "adding elevators to existing buildings", the company established cooperative relations with shandong jianzhu university, shandong jianzhu university engineering appraisal and reinforcement research institute, tongyuan design group co., ltd., shandong special equipment inspection institute and other units, and later introduced vr, point cloud scanning, bim and other industry-leading technologies to accelerate technological innovation.
in the office of quanshunda, the economic herald reporter remotely visited the company's assembly workshop in linqu through the central monitoring system, and saw that the steel structures that were originally to be transported to the construction site were sent to the assembly line and then assembled into prefabricated parts. "thanks to technologies such as virtual construction, a large number of processes that once needed to be carried out on the construction site can now be moved to the workshop, and the building materials can be assembled into prefabricated parts in advance, and then transported to the construction site for assembly, which greatly shortens the construction period." duan liancun introduced that the construction period for installing elevators in existing residential buildings has been reduced from one month when "installing the first elevator" to about two weeks.
thanks to technological innovation, quanshunda has obtained 93 utility model patents and 5 invention patents, and was successfully approved in its first application for national high-tech enterprises.
innovation around “people’s needs”
by halving the construction period through technological innovation, duan liancun emphasized that the purpose of innovation is to meet "human needs."
"take the on-site construction of installing elevators as an example. shortening the construction period is to reduce the interference with the normal lives of residents. therefore, we have improved the traditional construction method of transporting steel structures and other building materials to the construction site for assembly, and moved some processes to the production workshop." he said, "this year we will also upgrade the production line and install several sets of industrial robots and laser cutting machines to further improve the automation efficiency of the production line."
such technological innovation has also brought other benefits: thanks to the workshop production of prefabricated parts, quanshunda's products have gradually transitioned from customized processing to standardized production, greatly improving construction quality and reducing costs. "according to estimates, although the manufacturing cost of standardized production is slightly higher than customized processing, thanks to the improvement of production efficiency, the installation cost of a single elevator is lower." duan liancun said.
now, quanshun da's standardized business philosophy has borne fruit: the company has installed more than 1,000 elevators, and not a single one has been complained about due to quality issues; at the same time, many standards for installing elevators in existing residential buildings in shandong province are mainly based on quanshun da's technology and experience. it can be said that the company's corporate standards have been recognized by the industry and have gradually become one of the bases for formulating local standards.
however, "people's needs" are always diverse. at the beginning, duan liancun was also exhausted to cope with them: "first, the plan for elevator access to homes. in order to take care of the lighting, many elevators adopt a staggered design; many users with limited mobility want a flat design, which seriously affects the lighting. the second is the cost sharing plan. some owners are willing to 'buy out' the elevator, while others hope to lower the threshold for installation through leasing."
adhering to the business philosophy of "meeting people's needs", quanshunda began to coordinate with many parties: "we proposed to provide wheelchair lifts for residents with limited mobility, trying to balance the contradiction between convenience and lighting; calculate the monthly rent of the elevator according to the construction cost, and find the 'greatest common divisor' from different demands." duan liancun said, "in order to allow more people to use the installation of elevators, we can be said to have worked hard."
the “internet of things” elevator is about to emerge
during the continuous coordination, quanshun da unexpectedly achieved dual innovation in technology and model: some users suggested that the elevator could open "temporary permissions" to facilitate relatives and friends to visit; some users reported that it was inconvenient to pay monthly rent and hoped to switch to online payment.
these feedbacks gave duan liancun a lot of inspiration: if the elevators could be connected to the same platform for management through communication equipment, wouldn’t these demands be easily solved?
with its previous experience in the installation and maintenance of communication equipment, quanshunda quickly realized the "empowerment" of elevators. "we installed high-definition cameras in the elevators to facilitate owners to 'scan their faces'. we can also use the existing communication and monitoring equipment in the elevators to transform each elevator into an iot terminal." he introduced, "the cost of installing an iot terminal for each elevator is only 2,000 to 3,000 yuan."
the "internet of things" of elevators soon showed its development potential: as we all know, existing residential buildings with elevators are mostly distributed in old residential areas, which are rarely served by professional property management companies, and elevator maintenance is a problem. quanshunda, which took over the operation and maintenance of elevators, has limited full-time elevator maintenance personnel and must improve the efficiency of elevator maintenance.
therefore, quanshun da began to try to further "internet of things" the elevators, allowing computers to monitor and upload data so that the background can grasp the operating conditions of a large number of elevators; once a failure occurs, a code will be automatically sent to the background, and the staff on duty can determine the cause of the elevator failure in the first time.
"sending fault codes greatly improves maintenance efficiency: the maintenance team can even try to troubleshoot the problem remotely; at the same time, spare parts can be prepared in advance at the site so that they can be repaired as soon as possible when they arrive at the site." duan liancun introduced that quanshun da is currently writing its own elevator fault codes, and hopes to promote them to the entire industry in the future to improve the elevator maintenance efficiency of the entire industry.
"the essence of the so-called internet spirit is sharing." as an "old it person", duan liancun has his own understanding of the "internet of things" of elevators. "in the future, we can open our platform and welcome property companies and other elevator managers to participate. they can monitor their own elevators through our platform, hand over elevator operation and maintenance to other teams, and even put part of the elevator maintenance business on the platform, so that more professional elevator maintenance teams can 'take orders'."
duan liancun believes that with the advent of an aging society, on the one hand, more and more old buildings need to be equipped with elevators, resulting in more and more elevators requiring professional operation and maintenance; on the other hand, aging leads to a shortage of human resources, and the existing elevator operation and maintenance model is increasingly unable to adapt to changing needs. "from the perspective of social and public needs, elevators must be 'internet of things'," he concluded.
