At the end of June this year, 17 state-owned enterprise convenience service stations in Fengtai District, Beijing, were officially put into operation, covering 18 streets and 45 communities in the district, providing nearly 50 services such as line replacement and sewer unblocking, with fees slightly lower than the market price.
The reporter learned that the state-owned enterprise convenience service station was established based on the relevant businesses of the six housing management sub-centers under the Fengtai Urban Renewal Group. In April last year, the Beijing Fengtai Urban Renewal Group was established. After the transformation into a company, the means of serving urban renewal and grassroots governance became more flexible. The establishment of the state-owned enterprise convenience service station broke the limitation that the housing management sub-center only served directly managed public housing in the past, and expanded the service scope to include public housing, commercial housing and old and dilapidated residential areas that were out of control.

Covering 18 streets and 45 communities in Fengtai
Recently, the toilet of Ms. Zhu's home at No. 64, Wuaitun East Street, Nanyuan Street, Fengtai District, was clogged. Since it was a property-free community, Ms. Zhu could not contact the door-to-door maintenance personnel for a while. After a friend's recommendation, she called a nearby state-owned enterprise convenience service station. After confirming the distance and needs, the maintenance personnel came to unclog the toilet.
"It took less than 20 minutes to get there, and the unblocking was done very quickly and efficiently." Ms. Zhu said that the maintenance personnel showed her the price list after they arrived at her home, and they started the repairs after confirming the price. The unblocking cost 100 yuan, and there was no additional fee for the visit, inspection, or other fees.
No. 64, Wuaitun East Street, used to be a dormitory for a company, and the community had no property management. Ms. Zhu has lived here for more than 30 years. Old houses often have problems, and repairs are inevitable. She has found a private repair team on the street and tried various online platforms, but the results are always unsatisfactory. "Repairs are repeated, and they break down again and again." After this experience, Ms. Zhu feels more reassured by the endorsement of a state-owned enterprise.
It is understood that all 17 state-owned enterprise convenience service stations in Fengtai District are now in operation, with more than 80 professional property maintenance service personnel. On the basis of ensuring the maintenance needs of residents in directly managed public housing, old residential areas and out-of-control residential areas, the service radius covers 18 surrounding streets, 45 communities, and 56 residential areas, including commercial housing residential areas.

Mostly between 30 and 200 yuan, slightly lower than the market price overall
On August 8, the reporter came to a station of the Nanyuan branch of the state-owned enterprise convenience service station. A price list was posted outside the door. The 26 services shown in the list charged between 30 yuan and 200 yuan. The lowest price was 10 yuan for nailing and drilling. Items costing over 100 yuan included unblocking sewers and repairing distribution boxes.
Zhao Yu, the person in charge of the Nanyuan Sub-center, said that the table shows the standard price of charging, and also clearly noted the possible increase in fees. Overall, it is slightly lower than the market price. At present, the Nanyuan Sub-center has 4 stations, 31 maintenance personnel, serving no less than 17,500 households, and extending to groups with service needs within three kilometers. At the same time, the Nanyuan Sub-center has formed a quality supervision and return visit team with party members as the core, and party members will visit households within a few days after the maintenance is completed.
Zhao Yu said that at present, the awareness rate of state-owned enterprise convenience service stations among residents is not high. The next step will be to cooperate with the community to promote them through community WeChat public accounts, WeChat groups, bulletin boards and other channels.

Institutions are transformed into enterprises, and the means of serving the grassroots are more flexible
The reporter learned that the state-owned enterprise convenience service station was established based on the relevant businesses of the six housing management sub-centers under the Fengtai Urban Renewal Group. In April last year, the Beijing Fengtai Urban Renewal Group was established, which was restructured from the original district housing management center.
"After the transformation of public institutions into enterprises, the means of serving urban renewal and grassroots governance have become more flexible." Wang Xunfu, secretary of the Party Committee and chairman of the Fengtai Urban Renewal Group, introduced that in the past, the housing management center's business only targeted directly managed public housing. Now, the state-owned enterprise convenience service station not only serves directly managed public housing, but also expands the service scope to surrounding commercial housing and old communities with no property or weak property, covering as many people as possible in the region, allowing them to enjoy affordable services. It is also a concrete manifestation of deepening grassroots governance and improving the living environment.
Wang Xunfu said that currently, all state-owned enterprise convenience service stations provide 20 to 50 convenience services according to different situations. While strengthening management norms and unifying service logos, they give full play to the characteristics of state-owned enterprises with transparent and reliable services. As a state-owned enterprise, the state-owned enterprise convenience service station will always adhere to the balance of social and economic benefits, and focus on serving the people's livelihood. "Even if the enterprise bears more, the burden on residents should be reduced." Wang Xunfu said.
