On August 5, the reporter learned from the Beijing Real Estate Association that according to its latest statistics, more than 400 people have signed up for the city's commercial housing "trade-in" activity, and the activity has already ushered in the first transaction. In addition, the number of new housing projects participating in the activity is still increasing. In addition to the 31 new commercial housing projects and more than 9,000 housing units that were confirmed when the activity started, 5 more projects have been added, totaling 1,171 housing units, and the number of new housing units participating in the activity has exceeded 10,000.

On July 19, under the guidance and support of the Municipal Housing and Urban-Rural Development Commission and other departments, the Beijing Real Estate Association and the Beijing Real Estate Agency Industry Association officially launched the "old for new" activity for commercial housing in Beijing. It is understood that the "old for new" activity is mainly aimed at homebuyers who plan to sell second-hand houses and buy new commercial houses in the second half of the year. Families who sign up to participate in the "sell old and buy new" exchange activity can enjoy services and discounts in the entire process of house exchange, including selling old houses, buying new houses, transitional living, and purchasing home appliances.

A relevant person in charge of the Beijing Real Estate Association said that at the end of July, the "old for new" activity for commercial housing welcomed the first transaction. The owner has completed the draft signing with the developer and is expected to sign online in mid-September. "The owner's 'one buy and one sell' speed is very fast. It only took about 10 days from looking at the new house to selling the old house and completing the draft signing of the new house." The above-mentioned person in charge introduced that in fact, on July 13, before the city launched the "old for new" activity, the owner visited the sales office of the new house project in Changping District and had the intention to buy a house, but at that time, considering that the old house had not been put up for sale and there was a selling cycle, he did not decide to buy a house. It was not until July 19 that the owner learned about the "old for new" activity launched by the city, and immediately visited the sales office again the next day and decided to participate in the "worry-free purchase", that is, first sign an agreement with the developer. Within 90 days, if the old house of the resident who bought the house is not successfully sold, he can apply for an unconditional refund of the deposit, and the refund time shall not exceed 15 days.

After booking the house, the owner contacted an agency participating in the "trade-in" activity to sell the house, enjoying the "priority promotion and priority sale" service, and sold it 12 hours after listing. After the old house was sold, the owner immediately completed the draft signing of the new house, and planned to wait for the funds from the sale of the old house to arrive before signing the new house online in mid-September.

"This activity has alleviated the worries of owners who 'sell old and buy new' when buying new homes to a certain extent, and can better help residents meet their replacement needs." said the person in charge.

The latest statistics from the Beijing Real Estate Association show that the number of people who registered for the "old for new" activity reached 401, and the number of visitors reached 10,562.Compared with the launch of the activity, there are now 5 new housing projects, namely MCC Dexian Royal Mansion, Beijing Dexian Huafu, Beijing Capital Development Beixi District, BBMG Kuntai Yunzhu, and Beijing Urban Construction Guoyu Yanyuan, involving 1,171 housing units. There are currently 36 projects participating in the event, of which 18 have already paid deposits to lock in housing. In addition, there are 14 new housing projects and 1,727 housing units currently under review and will soon participate in the "old for new" event. After these 14 projects are officially included in the event, the areas covered by the new housing projects will also be expanded to include Chaoyang District, Fengtai District, Fangshan District, Shunyi District, Changping District, Daxing District, Huairou District, and Economic and Technological Development Zone, with the addition of three new administrative districts: Shijingshan District, Mentougou District, and Pinggu District.
