the new policy will be officially implemented on october 1, 2024
it mainly includes the following three points:
01 comprehensive lifting of housing sales restrictions
commercial housing purchased in xiamen is no longer restricted in time for listing and trading (except for commercial housing projects otherwise stipulated in the land transfer contract and policy housing).
02 optimize personal housing loan policies
the minimum down payment ratio for commercial personal housing loans for second homes is adjusted to 15%, which is consistent with the minimum down payment ratio for commercial personal housing loans for first homes.
03 optimize the identification of housing units
the number of housing units is determined according to the jurisdiction of the district where the housing to be purchased is located. if there is no house in the district where the house to be purchased is located, or there is only one house in the district where the house to be purchased is listed for sale, the house to be purchased is deemed to be the first house, and the subsequent additional house purchased is deemed to be the second house.
